Palladium France’s service and construction activities fall into the following segments:

  • “Sa Immobilière Papillon” for real estate development, portfolio management/asset management, sales, and financial/administrative support
  • “Omnium” for real estate transactions and property management/asset management
  • “Kiron” which covers areas ranging from literary publishing to the performing arts and from contemporary art to audiovisual production (and post-production).

SA Immobilière Papillon

Since the early 20th century, Société Papillon (through Société Moderne d’Entreprises) has been carrying out building construction and renovation projects in France; its numerous completed projects serve as a benchmark in the industry. SME specializes in new real estate development projects, for which it provides project management services and technical asset management (for Palladium or third parties). More specifically, SME conducts audits for construction work (maintenance and renovation) – ranging from minor to major projects – and handles the planning and technical oversight of these projects.

  • Preliminary design and planning.
  • Preliminary design studies and associated budgeting.

Omnium Services Immobiliers

Omnium Services Immobiliers (O.S.I.) is the Palladium Group’s leading provider of rental management, property management, and real estate transaction services in France. O.S.I. offers its expertise—which covers the full range of property management services—to both the Palladium Group and external clients.

The tasks entrusted to O.S.I. range from the simplest to the most complex requests and are always carried out with the same attention to detail, whether for the Group or for third parties:

  • Rental Management – Property Management: setting rent, tenant screening, technical management, service charge management, rent collection, insurance claim management, legal and tax advice.
  • Real Estate Transactions: appraisal and valuation of properties (offices, residential units, retail spaces, etc.), technical inspections (asbestos, lead, heating, and gas), advertising (print and online), and supporting the client through to the signing of the notarized deed.
  • Property Management Services: bookkeeping, requests for funds and management of common expenses, technical and legal advice, and organizing general meetings.
